What is a Terrace Home?

A terrace home is similar to a modern home townhouse. They are usually situated close to CBD’s and highly sought after amenities. They can also come in ‘free hold’ title allowing the investor to fully own the property, unlike a unit. The terrace home can also be free of body corporate dependent on the development specifications. It is a great way to enter the property market at a reduced price-point while still being situated in a prime location.

What rental yields can I expect?

Rental yields are dependent on the location and region, however, the rough approximate yield is usually between 4.5% to 5.5%. My Property Shop only advocates investments that are positively geared. Buying a Terraced house has become increasingly popular over the last few years, often appealing to the First Home Buyers or couples with young families or those of mature years who are in the “scaling down” in size and price phase of their lives. Terrace Homes located in highly sought after and convenient locations have become very popular with the “high end” professionals particularly those that offer something unique or special (elevation, waterside or water views, absolute inner city, because they usually offer a strong potential for future price growth, or a very convenient lifestyle. Terrace Homes are usually located close to an additional external recreational space or public open space (due to the small size of the rear courtyard or garden area) and usually within close proximity to shops, public amenities and public transport.
